About a year ago, I inherited my late grandmother\u2019s house.
\nTechnically, my dad had inherited it first, but he offered to sell it to me for about 75% of its value so it would stay in the family. I had been saving for years, and after some serious budgeting, I managed to make it work.<\/p>\n
It wasn\u2019t a huge or glamorous place.
\nJust a small, older house with a cozy yard and a finished basement apartment my grandmother had rented out years ago.<\/p>\n
But it was mine.
\nSix months later, my best friend Jake told me his younger brother Tyler was moving to town for his first teaching job. He didn\u2019t have much money yet and was struggling to find a place.
\nI told Jake I might have something.
\nThe basement apartment had a small kitchen, bathroom, and separate entrance. It wasn\u2019t fancy, but it was clean and comfortable.<\/p>\n
I offered it to Tyler for $650 a month with utilities included.
\nIn our city, that was an absolute bargain.
\nHe was thrilled.
\nFor the first few months, everything was great. Tyler was quiet, respectful, and paid on time. Sometimes we\u2019d chat in the driveway, and once he even brought me banana bread as a thank-you.

\nFor a moment I didn\u2019t even know how to respond.
\n\u201cTyler,\u201d I said carefully, \u201cI bought the house. That makes me the owner.\u201d
\n\u201cNo,\u201d he snapped. \u201cYou\u2019re exploiting me. I\u2019m a teacher, not some rich investor. You\u2019re profiting off someone who trusted you!\u201d
\nI tried to stay calm.

\nI picked up my phone and dialed the number of the property tax office.
\nWhen the clerk answered, I explained the situation and asked if they could confirm the ownership of the house for my tenant.
\nAfter a moment, the clerk said clearly:
\n\u201cThe property at this address is owned by [my name].\u201d
\nI put the phone on speaker.
\nTyler\u2019s confident expression slowly faded.
\nThe clerk continued.
\n\u201cYour name appears on the deed as the sole owner.\u201d
\nI thanked them and hung up.
\nThe kitchen went quiet.
\nTyler stood there looking embarrassed.
